Valuing Makkah Real Estate: Why Price per Square Metre Is Not Enough

Valuing Makkah Real Estate: Why Price per Square Metre Is Not Enough

Why might a three-star hotel near the Grand Mosque be worth more than a more luxurious hotel farther away? That question frames an Amtaar podcast conversation with Wadi Al-Muallimi about real estate valuation in Makkah. There is no single price rule: access, terrain, hotel operations and the pattern of visitor demand all matter.

Location is more than distance

The episode explores why Makkah is difficult to value by simple comparable sales. In the central area, two properties in the same broad district can have very different access to the Grand Mosque, views, pedestrian flows and operating potential. The conversation also considers how mountainous terrain can constrain a site or create an advantage that a standard location label misses.

The asset and its operation must be valued together

Al-Muallimi discusses the unusual relationship between plot size and value in central Makkah, as well as the valuation of existing hotels and older properties. For a prospective developer or investor, a nearby land transaction is only one input. Buildability, construction cost, redevelopment options and the income a property could reasonably generate need their own assessment. The discussion offers a way to frame due diligence, not a promised return.

Major projects and changes to pedestrian routes are also part of the episode. They may change the appeal of a particular site, but their effect should be tested property by property rather than assumed across all Makkah real estate.

Useful starting points in the episode are 03:30 on valuation difficulty, 17:57 on small and large plots, and 22:52 on hotel valuation.
