A company press release published by Zawya and carried on TradingView announced Ghanem’s launch of fractional real-estate ownership within the Real Estate General Authority’s (REGA) regulatory sandbox. According to the release, eligible Saudi investors can acquire registered fractional interests in income-generating property through a digital process, with the product rolling out in phases. The item is a company announcement, not independent reporting on investment performance.
Buying a share through an app is only the starting point. Investors also need to know what right they hold, where it is recorded, how income is paid and how an interest may be transferred. The release says Ghanem is integrated with the Real Estate Registry to record ownership. Ghanem’s memorandum of understanding with the Registry provides further background on that connection.
REGA’s regulatory framework describes the sandbox as a supervised setting for testing innovative real-estate models before wider market introduction. Participation in a sandbox should therefore not be read as a guarantee of returns, universal access to every asset, or immediate liquidity. The terms and documents for each opportunity still matter.
The Kingdom’s property market includes many distinct models. Diriyah Company is developing Diriyah as a mixed-use destination; New Murabba Company is developing a new downtown in Riyadh; and ROSHN Group develops residential communities including SEDRA. These projects show the scale and variety of Saudi real-estate development. They are not presented here as Ghanem investments or partnerships. Fractional ownership addresses a separate question: how an eligible investor might hold a clearly defined interest in a qualifying property.
