Dividing a villa or apartment into smaller rental units can appear to increase supply and income. Before buying, leasing or converting a property, however, the practical question is whether its actual layout matches its approved documents. In an Amtaar “Ask a Specialist” video, engineer Saad Al-Humaidani addresses common questions about residential unit subdivision in Saudi Arabia.

Check the building as it stands

Al-Humaidani advises buyers to compare the physical property with its building permit and occupancy certificate. Unit count, access and parking should be examined against the approved plan. An additional unit created after approval should prompt further inquiry rather than an assumption that it is permitted. The episode also discusses parking provision and separate utility meters as practical items to investigate.

What should owners and tenants do?

The video considers unapproved subdivisions, tenancy documentation through Ejar, and reporting a suspected violation through Balady. Saudi Arabia's Real Estate General Authority says Ejar is designed to organise tenancies and protect the parties' rights; documenting a lease is still no substitute for checking the unit's approval. These are starting points for verification, not an automatic legal conclusion about any particular building. Where a mismatch is suspected, request the property documents and check with the relevant authority before making a financial or legal decision.

The guest links demand for smaller homes to some owners' decision to subdivide. Yet adding units without enough parking and services can shift costs onto neighbours and the street. A sound rental assessment therefore needs to test what can actually be licensed and operated, not just multiply a hypothetical number of units by rent.
